SandS Architecture

Our services are normally split into several stages:

Initial Contact

The project normally begins with an informal visit to the site. This will allow us to get an idea of the client’s thoughts and goals.

We will present a portfolio of past and present projects and perhaps give examples of similar projects, which may demonstrate some or all of our client’s ideas and help with the progression of the scheme.

After our site visit, we will prepare a written quotation based upon this initial brief and will also outline some of the additional costs involved and advise of any that may arise.

Site Analysis

Once we are appointed we will require a second site visit to carry out measurements of the building and/or site to enable us to determine the existing building and plot layout and if there are any constraints or further investigative works required.

If the site requires a topographical survey (levels, co-ordinates, contours etc) for example on new build developments, we will obtain quotations from several companies with this capability on behalf of the client.

Initial Concept & Scheme Design

Once we have prepared or obtained drawings indicating the existing site data, we will prepare initial sketch proposals for client consideration and agreement.

If planning permission is required we will submit a planning application and the project proposals to the local authority. In some instances we recommend that the draft proposals be sent to the local authority-planning department to obtain their initial reaction, particularly if the proposals are in a conservation area or involve a listed building.

Detailed Production Drawings & Specification

If planning permission is successful, we will prepare detailed construction drawings accompanied by a detailed written specification and will submit these to the local authority building control department to seek building regulations approval.

It may be a requirement to employ other parties such as a Structural Engineer or Party Wall Surveyor at this stage. We will notify the client in any such instance of these requirements.

Builders & Project Management

We are in constant contact with local builders and sub-contractors with regard to providing good quality local services at competitive rates and will happily pass on details of these contacts to our clients should they require additional help to locate the right company to help them achieve their goals.

On Site

We offer an on site service as an option where we will visit site at certain stages through the construction process (to the client’s discretion) to act as a link between our client and the builder to give further re-assurance that the quality and correctness of the building construction are as they should be.

Even without this additional option we are available to answer questions over the telephone.

Additional Services

Modelling - We offer a modelling service for projects that require the design to be illustrated in the surroundings – this can be done in a simple ‘sketch’ form where a feasibility study and approach to the local authority is required or we can produce a more detailed illustration that will accurately demonstrate the project proposals.
